i am going to open a new business in the city and will be named 'Grand National Burgers'. My market research shows the city needs a fast food place central downtown and i will pride my product as low in fat and high in shergar. I am hoping sales will remain stable this year and seek to leave a bit between your teeth! If anyone offers you a tesco burger, just say neigh, Be quick as my fresh burgers will not last furlong. And those wanting anything on it? I would suggest a fiver each way.

What are the plans for the St Johns' Centre?

As discussed above, it appears that the plan is for River Island to shift along one unit to where HMV currently is, with H&M moving into where River Island is. Both of those units are to be extended into the first floor, meaning two much larger two level units. River Island will temporarily relocate along the centre while the works are carried out.

For what its worth, I don't really know what people expect from the High Street/St John's Sentre these days. Retail is taking a pounding just now with massive national chains folding on a regular basis. What, exactly, can any High Street do? I'd say we've done not bad recently, in fact, with a lot of work done to improve existing stores (see the new, larger, Next and New Look outlets) and attract other big names in (Primark, H&M).

It is always disappointing to see empty units, but, realistically, how can anyone open an independent store on a High Street in the current climate, and what major High Street retailers are we missing?

Thanks Jamie -

I actually thought there were plans to bulldoze it, create a park and adjoin to a plaza around the city hall with cafes and brasseries! Seriously. No idea where i got that from.... :)

Many retailers are on the way out of business, but many are larger national chains - not the smaller specialist stores that are sad to see go. And it goes further than "but you can get it cheaper on the internet". There is a societal breakdown when we can't "go to market".

Stores missing: Tiger, Uni-clo, Reiss, Clas Ohlson, Nandos, Subway to name but a few...

If the centre is not in terminal decline why is living in town seen as a more "tinky" place to live? (prices lower than elsewhere)

A very well established and well known Perth business (a butcher) looked in to moving from their outskirts of town location in to the shopping center. The rates quoted were so exotorinate that they just gave up trying. Apart from Jimmy Robertson at Actionwear, no Perth business could afford the rates to make the centre viable. Now look where it is. Greedy, greedy, greedy......and the more greedy they get, the more of a white elephant it becomes. Now I know it is owned by Lord Westminster...but a priviso for local businesses should have been made at the time......It's a disgrace and the perth council has a huge piece of blame lying on their lap for allowing it to happen over the decades.

The current owner of the St John's Centre is the Universities Superannuation Scheme Ltd, and a company called Workman and Partners (a property management company) are involved in the day to day running.

The first HURDLE you will have to overcome will be P. &. K. Council.

You may wish to give them a RING first before PARADING your idea.

However they are not known to respond at a GALLOP.

Good luck but I think your chances are less than EVENS.

SS is right. Commercial property owners have got too greedy. A few years ago I had the opportunity to invest in a retail venture that needed 1000 sq ft with footfall. They were wanting £40k a year rent, and it was a repairing and maintaining lease at my cost, with an upwards-only rent review each year, no break clause, no rent-free period, and a ten year commitment. When I read the lease agreement I threw it back at them (along with my shirt) and walked out. My prospective partners came to their senses and eventually pulled out also. Until more realism comes to this part of the property market, these guys are going to be taking a bath and for me it's a good and necessary thing.

Yeah The Glens still open, and you're correct it is the pub across from the garage

Ah! The Glen. Happy memories of it, went there back in the mid 1990s. We always started a night out there, mind you, sometimes staying. Glad to see it is still there and the same owner. Long may it continue.
